From Assembly Line to Gathering Place: Adaptive Reuse at Camp North End

For over a century, Camp North End was defined by industry — from its origins as a Ford Motor Company assembly plant, to Cold War-era missile manufacturing, to a regional distribution hub. When ATCO Properties & Management acquired the 76-acre site in Charlotte, North Carolina in 2016, they set out to reimagine it as a walkable, mixed-use creative campus. What followed became one of the largest adaptive reuse projects in the United States.

Rather than imposing a preconceived model, the Camp North End team leveraged the site’s raw industrial character – repurposing shipping containers, reclaimed buildings transformed into storefronts, unexpected pockets of greenery, to create a public realm completely unique to the place. Spread across five distinct districts, the site balances industrial heritage with an evolving programme of food, retail, art, and office space. That commitment to wellbeing earned Camp North End one of the first Fitwel Community Design Certifications in North America. 

Maglin’s involvement at Camp North End has grown alongside the campus. Eight Pixel Collection seating configurations installed over multiple phases have become a defining thread running through the site’s identity. Early installations featured bold turquoise and Ipe wood block configurations for live music and gathering, and ivory arrangements offering quieter spots to recharge. Later phases introduced wood-topped yellow Pixel blocks, and a vibrant collection of magenta, turquoise, and green configurations with intentionally mismatched HDPE tops — each one adding to the Camp North End’s layered, evolving visual identity and creative ethos. Throughout, Maglin’s Lexicon Waste and Recycling units keep the site functional and clean, with colorful lids and clear labeling supporting the site’s sustainability goals.

In each phase, Camp North End’s placemakers worked directly with Maglin through the Maglin Product Builder — a 3D online configuration tool that renders modular designs in real time — ensuring every element felt like a genuine expression of the campus rather than off-the-shelf furniture.

Located two miles from Uptown Charlotte and connected to two major transit corridors, Camp North End continues to evolve. Maglin’s ongoing contribution to the site is a reminder that great outdoor spaces are rarely finished — they grow, adapt, and accumulate character over time.
