Founded in 2017 by architect Ivan Okhapkin, Basis Architectural Bureau champions collaborative decision-making: design decisions are developed by the team rather than dictated by a single leader.

We are open-minded, professional, and ambitious, focused on delivering projects rather than paper exercises. Specializing in landscape architecture and concept design for premium residential and mixed-use developments, we create distinctive public realms and open spaces that respond to their context and articulate a place’s identity.

Our multidisciplinary team of 50 architects and designers has extensive experience designing entrance sequences, terraces, courtyards, promenades, and waterfronts that improve spatial legibility, enhance the microclimate, and elevate the everyday user experience.

We provide a full spectrum of services—from site analysis, concept design, and master planning to detailed design, construction documentation, and contract administration—for embankments, parks, urban public spaces, cultural venues, and signature commercial, business, and retail centers. Our work emphasizes placemaking, materiality, planting design, accessibility, and sustainable site strategies to meet each project’s objectives.
